Florida law requires notarization for a wide range of real estate documents. Understanding which documents require notarization — and the specific requirements for each — is essential to ensuring a transaction closes cleanly.

Deeds are the foundational real estate document — they transfer legal ownership from one party to another. In Florida, a deed must be signed in the presence of two witnesses AND a notary public to be valid.
